Behnam Zanganeh, longtime owner of Good Guys, a strip club at 2311 Wisconsin Ave NW in Glover Park, sold the property to a national strip club operator in October 2018. Mr. Zanganeh sold the building for $1.2 million to Mahesh Patel, president of "P&C Properties" operating out of a nondescript strip mall in Spartanburg South Carolina. Patel's LLC received 100% owner financing plus $800K, possibly for renovations, in a single $2 million seller take-back loan.
According the Las Vegas Sun, Patel was a managing partner in the attempted purchase of the Crazy Horse Too in Las Vegas years ago for $32 million after a US Marshal's raid shut down the club back in 2007. Their attempt to secure a liquor license failed and it appeared the deal fell through a year later. The Sun also reported that Patel owns two Platinum Diamonds strip clubs in North Carolina and three Southern Exposure clubs in West Virginia. Patel has been involved in a few lawsuits recently at the West Virginia clubs for claims of inadequate wage payments to some dancers.
Mr Zanganeh bought the building in the year 2000 for $670K. The presence of Good Guys in the neighborhood caused some controversy among neighbors now and then over the years, with a murder in 2012 and sporadic incidents in which police needed to be called, yet Mr. Zanganeh always sought to be a good neighbor, participating in neighborhood events and donating his time and money to the community.
